Carmel Real Estate Sales – August 2009

Carmel, Indiana Homes for Sale is a popular search for home buyers in the Indianapolis area and Carmel, Indiana is noted as having some of the most expensive real estate in Indianapolis, excluding waterfront properties and some downtown condos.

With 849 currently active Carmel homes for sale through the MLS, there is sufficient inventory available, but which homes are selling?

Let’s take a look at what the Carmel Real Estate numbers for August tell us if you are trying to sell your home. What price range is selling and how long might it take? Remember, these are averages!

Homes in the $200,000 –300,000 price point have the highest percentage of sales and are within a “neutral” market range for sales. Statistically, a neutral market does not favor either buyer or seller and while there were a few homes sold over asking price, most have reduced their price to sell. Still, we  have been seeing multiple offers on homes in this price range.

In Carmel, the “under $400,000 price point is fairing well. You can see the huge increase in absorption rate as prices inch over the $400,000 price range.

Very nice clean & detailed report. The market is similar here in Dallas. But I do see a change approaching… crossing my fingers ;-)

There are some huge positives in your lower priced markets! I would assume that’s where your focusing a lot of your current efforts!

I’ll second the two above comments this report is clean and easy to understand your readers should find some clear value from this great info!
